Home warranties reduce liability for sellers, real estate agents and even the home inspector.  Not to include a warranty is foolish considering a modest fee of around $500.00.

However, the warranties do have limitations and many exclude pre-existing conditions.  As a result, the fine print on the warranty contract needs to be read and understood by both the seller and buyer.   The seller must also be reminded that the warranty is not a substitute for true and honest disclosure of negative property conditions.

Glen, you're right, it is silly to not purchase a home warranty, for a fee of less than $500.00.  And you are absolutely right that Home Warranties do not cover pre-existing conditions. That's another important reason why home sellers should get their home warranty coverage application in ASAP and not after the home inspection.
