Why Open Houses can Make a Difference in the Sale of a Home

It may be true that less than 5% of homes on the market are actually sold at open houses. However, open houses give potential buyers the chance to view your home in a relaxed atmosphere. Open houses increase the number of people you may get through your house. More exposure is always good for a home that's on the market, right?

Even if a home is not sold through an open house and the agent turns a couple of open house visitors into Real Estate buyers, this still helps the sellers. Because the buyers are buying other listed homes, they are taking homes off the market, which means less competition for the seller. Less competition for the seller means that the seller has a higher likelihood of selling his/her home.

I agree. I am holding open houses both this coming Staurday adn Sunday. let's hope I catch one of the  five percenters!

For us, this is open house season as peopel are already out and abut on the weekends.

The open house makes the seller happy and gives the agent the potential of picking up new buyers.

I dont do open houses, but I make private appointments for interested buyers - after I screened through their pre-qualification.

Most agents use this as a strategy to increase buyer potentials but I find that to be a waste of time.

However, I strongly encourage that for a new agent because that is a place to "learn" to talk, and ask questions...

I've actually had great luck selling the home at open houses. If I can get them in the door, the chances of me showing them the value of the home is a lot better than them looking at pictures online. I sell an average of 4 homes a year directly from the open houses I held at them.

People are out more during the summers. THis gives agents a chance to meet prospects and the sellers a chance to showcase their home.

What you say is true. Open Houses can be great for picking up buyers or poetential sellers and yes, they do make the sellers very happy.

Loreena,

A lot of agents think that open houses are a waste of time. I think it's a good idea to do them once in a while because it's another marketing tool that the sellers could be missing out on.

 

Todd, I've sold 2 open houses homes that I hosted this year. I think they are great and, as stated above, open houses make the sellers happy. Happy Sellers = happy agent.  =)
